What are the requirements to lease an apartment?
We require a minimum credit score of 600 and a gross monthly income of three times your monthly rent. We also run a criminal background check on all applicants.
Does Albany Lofts at One Broadway allow walk-in appointments?
Yes. Our office is open Mondays, Tuesdays & Fridays 9am-5pm, Wednesdays & Thursdays 11am-7pm and Saturdays 11am-3pm, however, appointments are recommended. You can contact us online to schedule an appointment, or call 518.328.3365.
The security deposit on all of our Albany apartments is equivalent to one month’s rent.
Are pets allowed?
Yes, all of our Albany apartments are pet-friendly! There is a two pet maximum per apartment, and we require all pets to be domesticated, housebroken and non-aggressive. All pets must also be registered and up-to-date on shots, flea control and vaccinations. Is there a cost for pets?
Yes. We require a $500 deposit per dog, plus an additional $40 per month, and a $250 deposit per cat, plus an additional $25 per month. Owners are also held responsible for the costs associated with any pet damages to the apartment or common areas of the complex.
Is there a weight limit for dogs?
No. However, we do not allow kittens or puppies under the age of 6 months.
Are there breed restrictions?
No. However, pets of vicious or aggressive disposition deemed by the property manager to be potentially harmful to the health and safety of others are prohibited.
Do you require renters insurance?
Yes. Renters insurance covers the damage or loss of personal property, such as clothing, furniture and electronics, in the event of a fire, theft and some forms of natural disasters.
What if something goes wrong after hours?
The Albany Lofts has 24-hour Emergency Maintenance.
How long are your lease terms?
Our lease terms are typically for one year, however, we can offer two-year lease options. We also offer short term leases with an additional premium, and month-to-month leases for our furnished apartments.
What if I need to break my lease?
We understand that things come up and you may need to end your lease before its term, which is why we include a buyout clause in our leases. For lease buyout details, please contact our office at 518.328.3365.
How much notice do you require to end my lease?
If you plan to leave when your lease is up, we require 60 day notice of non-renewal.
Do you allow sub-leasing?
Yes. Sub-leasing is allowed, provided the sub-lessee meets all qualifications and is approved by Property Management. Please contact the office at 518.328.3365 for more information on sub-leasing.
Can I pay rent online?
Yes. Our online tenant portal is designed to make rental payments and maintenance request submissions easy and efficient.
What repairs am I responsible for?
Albany Lofts Maintenance Staff handles all normal repairs. Tenants can submit maintenance requests online in the tenant portal, or by calling the Facilities Manager at 518.328.3365.
When is rent due and what is the penalty for a late payment?
Rent is due on the first of each month, with a 5-day grace period. After the fifth of the month, tenants are charged a late fee of $50.
What school district are you in?
Albany Lofts at One Broadway resides within the Menands School District (through grade 8), and the North Colonie School District (grades 9-12).
Are there discounts for students or military?
We offer a 5% discount as part of our Preferred Employer Program, which includes military personnel, as well as employees of the University at Albany, the College of St. Rose, RPI and Siena College.
Do you offer on-site storage?
On-site storage is available at the Albany Lofts for an additional fee. Please contact the office at 518.328.3365 for availability and pricing.
Do you allow co-signers?
Yes. Co-signers are permitted, provided that meet all qualifications. Please contact the office at 518.328.3365 for more information on co-signers.
Do you allow smoking?
No. The Albany Lofts is a smoke-free environment. All of our Albany apartments are non-smoking, as are the common areas, and there is no smoking permitted within 50 feet of the building.
